They include single family detached homes, townhouses, stacked townhouses, quads, walkup apartments, apartments that require elevators, high-rise residential developments, condominiums, assisted living communities, nursing homes, congregate care communities, etc. Each one of these land uses has different traffic generation and therefore a different impact on the local road system and parking needs and demands. In general, one size does not and will never fit all. Is the community in isolation? Is it near a bus line? Is it near a heavy rail or light rail station? Is it mixed use? All these factors need to be addressed when preparing a traffic impact study for residential development.
