Parkside comprises 3,000 homes out of the 15,000-unit development within the Westphalia area of Prince George’s County in Maryland. It is located outside the Beltway along Maryland Route 4 (MD 4), across from Andrews Air Force Base.
Of the 70,000 cars that travel daily along Pennsylvania Avenue, 54,000 travel along MD 4 from outside of Prince George’s County causing significant congestion along Pennsylvania Avenue. Our team was tasked with delivering a series of budget- friendly road improvements that could be built for each of the homes in Parkside.
We determined that the impact of Parkside was only a fraction of the total traffic traveling from outside Prince George’s County and impacting Pennsylvania Avenue and helped the developer establish a special taxing area that allowed for a pay and go system for transportation.
As a result of our work, Parkside has become one of the most successful residential developments in Prince George’s County.
