The Traffic Group undertook a traffic study and parking analysis to demonstrate that excess parking existed at the York Ridge Shopping Center allowing for the redevelopment and repurposing of a portion of the parking lot given that parking metrics have changed in recent years.
The challenge has been that Urban Land Institute (ULI), the Institute of Transportation Engineers (ITE), and the International Council of Shopping Centers (ICSC) always insisted that shopping centers have parking at a ratio of 4.0 to 5 parking spaces per 1,000 square feet of gross floor area.
The Traffic Group undertook a two-day parking occupancy study using drone technology to capture the utilization of the parking lot every hour for two days.
Our findings verified that there was more than sufficient existing vacant parking space available to allow for the repurposing of those vacant parking spaces. As a result, the client could develop additional commercial space – creating not only revenue for the developer but also tax revenue for both the county and state governments.
