After 125 years of operation, The Sparrows Point steel mill and ship yard closed in 2012 and is being repurposed as an industrial/warehouse/e-commerce project for about 16 million square feet on 3,000 acres. As the project’s traffic consultant, The Traffic Group has been tasked with determining the traffic impact of the development – perhaps the most important project EVER in Baltimore County, Maryland.
The project comprises e-commerce tenants with land uses of 1.0 to 1.4 million square feet and thousands of employees. The question became, could the road improvements designed in 2017-2018 be sustained when 25% – 50% of the project was actually developed and generating traffic?
To answer that question, we needed to determine when it would make sense to update the Master Traffic Study to assess if the improvements designed could withstand the number of employees required for e-commerce uses such as FedEx, Under Armour, and Amazon as examples.
To come to that determination, The Traffic Group restudied and reevaluated the impact of roughly 25% of the total square footage in mid-2019. By then, Under Armour and Amazon would have been open and generating traffic. The goal – to determine if the road improvements – designed in 2017-2018 – needed to be changed or revised.
